Moisture Investigation     Infrared scan of ceiling drywall       


A b s o l u t e  ms  provides complete Mold Inspection services for residential and commercial clients including, government, medical and educational facilities.

INSPECTION: During the Mold Inspection  A b s o l u t e   ms  will walk through the property and visibly inspect for signs of fungal growth or the potential for growth. We will start out with the most common sources of moisture, where fungal growth is most likely to be present. When necessary and upon request  A b s o l u t e  ms   will enter into an attic or a crawlspace to complete the Inspection or Investigation in PPE (Personal Protective Equipment).

MOISTURE INVESTIGATION: During the Moisture Investigation  A b s o l u t e   ms  will use both minor invasive and non-invasive methods with moisture measuring tools. This is considered to be the most important part of the investigation. We will check moisture content and Relative Humidity conditions in walls, cabinets, flooring, and any other area necessary to evaluate the condition of the property. All information gathered will be recorded and documented through digital images and graphed on a Psychrometric chart. This will help to determine whether the current conditions and elements necessary to support fungal growth are present. 
THERMOGRAPHIC INFRARED INSPECTION: The Thermo-graphic Infrared Inspection is a non-intrusive method that allows us to see what may not be visible to the naked eye.
This service includes Infrared and visual inspection as explained below
  • Infrared insulation audit of walls, ceilings, attic, and garage to locate any insulation deficiencies.
  • Infrared scan for cold or warm air infiltration into home (depending on season).
  • Infrared interior moisture scan for plumbing leaks or moisture intrusion.
  • Infrared and visual inspection of electrical outlets, switches, and circuit breakers.
  • Any area that is found to contain moisture or water intrusion is checked with both invasive and non-invasive digital moisture meters for further analysis.
WRITTEN REPORT: A b s o l u t e  ms  will write up a Report based on the findings. The report will include digital documentation and diagrams of the inspected areas with a description and identifiable marks and locations of potential problems. It may also include a Subrogation paragraph with an explanation as to what may be or believed to be the source of the issue.
WRITTEN REMEDIATION PLAN: A b s o l u t e  ms  will write up a Moisture Intrusion or Microbial Contamination Remediation Plan based on the property conditions at the time of the inspection.
ESTIMATE FOR REMEDIATION: A detailed Itemized Estimate will also be included if it is determined that Mold Remediation or Water Damage Mitigation is necessary.

All information, Remediation Plan or Recommendations will be in accordance with the Standard and Reference Guide for Professional Mold Remediation (S520), published by the Institute of Inspection, Cleaning, and Restoration Certification (IICRC), First edition, 2003 or if Water Damage Mitigation is necessary it will be written in accordance with the Standard and Reference Guide for Professional Water Damage Restoration (S500), published by the Institute of Inspection, Cleaning, and Restoration Certification, Second edition, 1999
